Mortgages FAQ

There are several aspects that determine the amount that you can borrow, including your age, salary, monthly expenses, and any additional credit obligations that you may have. The repayment period for our mortgage loan is determined by several criteria, including age, income, monthly expenses and other financial obligations (if any). We offer the flexibility of repayment terms up to 30 years. To find out your maximum repayment period, please visit our branch or contact your account manager.

We strive to provide you with a reply to your mortgage application as soon as possible. If we have received all the required documents, you can count on an answer within five business days.

Whether you are purchasing, building, repairing or refinancing a house, you will need the following documents in order to complete your mortgage request:


For residents

  • Valid identification.
  • Your last two salary slips.
  • Your last two bank statements if you are not a customer of Banco di Caribe.
  • An employment letter from your employer not older than two weeks.
  • If you have one or more loans at other banks, from each bank a letter with the outstanding balance of the loan(s).
  • An appraisal report (not older than one year) of the property to be built, bought or expanded. In the case of a construction mortgage, the appraisal report should indicate the market value of the property in its completed state prepared by an appraiser of our preference.
  • The construction plans and a detailed cost breakdown in case you are building a new home or remodeling a home.
  • Approved government permits in connection with the construction or expansion.
  • Certificate of Admeasurements of the relevant property to be obtained at the Land Registry Office.


For non-residents

  • A copy of your valid passport.
  • If you are on the payroll of a company, a recent employer’s certificate.
  • Proof of your sources of income (salary and bank statements of the last three months).
  • A copy of your tax return forms for the last two years.
  • An original reference letter from a bank addressed to Banco di Caribe.
  • A proof of own contribution; 40% down payment or other forms of acceptable hard collateral.
  • Recent Credit Score Report from a major financial institution when residing in the USA.
  • ‘BKR-toetsing’ not older than three months when residing in The Netherlands.
  • An appraisal report (not older than one year) of the property to be built, bought or expanded. If it is in connection with a construction mortgage, the appraisal report should indicate the market value of the property in its completed state prepared by an appraiser of our preference.
  • The construction plans and a detailed cost breakdown in case you are building or remodeling a house.
  • Approved government permits in connection with the construction or expansion.
  • Certificate of Admeasurements of the relevant property to be obtained at the Land Registry Office.
